Last Thursday, November 20, the webinar “Don’t Buy Real Estate in the U.S.—Invest in Construction” was held, offering a clear perspective on alternative investment strategies gaining momentum, particularly within the construction sector. The session featured Santiago Vanegas of Habitat Group, Juan Camilo Clavijo of Conconcreto, and Daniel Jaramillo of SP Development, who shared their insights from the standpoint of leaders actively developing projects in the United States.
One of the main topics addressed was the difference between building in Florida and doing so in markets such as Colombia. The panelists explained that the U.S. process is characterized by a more detailed regulatory framework, involving multiple local and county-level entities.
Before construction can begin, all designs must receive formal approval, and each phase of the project is reviewed by public inspectors. In addition, the general contractor assumes full legal responsibility for the execution of the project both during and after completion. This creates an environment in which planning and traceability are essential. The speakers also emphasized that a culture of specialized subcontracting is a central component of how the industry operates.
The session then presented a comparative analysis between the traditional purchase of a condominium and investing in multifamily development projects. While acquiring an apartment often involves high operating costs that reduce profitability, development projects can offer more competitive returns and a different management structure. The current market landscape in areas such as Brickell was also discussed, noting that limited supply and prevailing interest rates create conditions that could shift as financial circumstances evolve.
Finally, the speakers addressed the co-ownership model—an alternative that allows investors to access the market through fractional ownership structured under an LLC, expanding participation opportunities for different investor profiles.
