Strategies for Investing in Commercial Properties in the U.S.

Last Thursday, February 19, the hybrid event “Investment in Commercial Properties in the U.S.” was held, organized by Colombian American Chamber Of Commerce Miami. This gathering, designed for entrepreneurs and professionals, took place in person at the Metropolitan Club and virtually via Zoom, with the goal of sharing methodologies on how real estate investments operate in the U.S. market.
During the first part of the session, Felipe Pérez, CEO and Broker of Miami Realty Network, explained the characteristics of commercial investment compared to residential investment, focusing on net lease models known as “Triple Net” and “Absolute Net,” and how they allow investors to generate continuous cash flow while reducing the need for active property management by the owner.
Subsequently, José Pérez, CEO of JP Global Business Solutions Inc., addressed the legal and tax planning that accompanies these transactions, as well as how the “1031 exchange” works, allowing investors to legally defer tax payments if the profits obtained are reinvested into new properties.
The event highlighted the importance of making informed decisions and seeking professional advice when participating in these types of transactions in the United States.
